New Business
Plan to upgrade to VFD pumps in spring/summer 2026, cost estimated at $30k. This should increase distribution pump reliability due to omitting off/on cycling (number 1 reason for mechanical things breaking so should be less operating cost in the long run) and will provide constant distribution system pressure.
Need to add backup ‘electrical wiring’ between Well 2 and PH (presently only one live wire pair)
SCFR says county wide survey of fire suppression equipment is coming in 2026, is planned to be mandatory.
Stucco on Pump House.
Sell Well 3 rotary converter.

2025 accomplishments since May-
Jun- Removed cover over E tank lid due to lack of purpose and nesting vermin
Jul- Sump pump reservoir cleaned and opening screened.
Aug- Applied new weather sealing to East tank-wall junction
Replumbed and flipped south booster pump for operation/isolation from either tank
Built reusable 2″ west tank well supply line
New S80 4 inch East tank supply line installed
East tank cleaned due to finding some organics on wall
Sep- (all in Pumphouse, PH) Breaker panel cleaned, corrected wiring issues
Removed unused water level enclosure and associated wiring
Replaced failed GFI outlet
Plugged corroded output pipe in E tank, installed new PVC output pipe, and redid line to W tank
Removed corroded manifold in PH, replaced with S80 4” pipe, and replumbed pumps to it
Removed iron output pipe in PH and replaced with S80 4″ pipe thru south wall to T near gate valve outside PH
Oct- Bypassed seized fire pump with S80 4” line inside housing
Got good flow (Dwight ROM estimated at 40-50 gpm) and flushed out debris
Well Controller enclosure was cleaned and the unused wiring and components were removed. A rough schematic of the active circuit was generated. I do recommend that the enclosure be replaced before the new Pump Skid goes in.
Repeater on 65 Overlook’s roof was checked. The battery is still functioning but should be replaced. The antenna mount was broken off (wind) but was repaired.
Well 3’s enclosure was sanitized and the Pump Monitor is now mounted in the middle of the DIN rail. At the top of page 5 of things-to-do is removing the excess cable/wire.
Shelving stand that Dwight placed in the Pump House was populated with the Co-op items that were on the floor of my garage. The Co-op items I have in a 12-gallon container can stay in my garage closet, until such time that we have wall shelf/s.
