DESCRIPTION:You are invited to a Board meeting of the Overlook Water Co-op at 5PM Sunday 9 Nov in the Collin meeting room of Placitas Library.\n\nMeeting Agenda\, Overlook Water Co-Op\n\nCall to order\, verify having a quorum.\n\nMotion to approve start of meeting\, approve with 2nd and vote.\n\nApproval of prior meeting’s minutes\, approve with 2nd and vote.\n\nMeeting Objective(s):   Review 2025 accomplishments plus do short and mid term plan/look ahead\n\nFinancials (led by Treasurer and Bookkeeper)\nBrief overview of present finances\nAny issues/difficulties\, and significant $ due (receivables and payables)\n\nOld Business\nAccomplished the items noted in June agenda (they are included in list below this agenda)\n\nNew Business\n\nPlan to upgrade to VFD pumps in spring/summer 2026\, cost estimated at $30k.  This should increase distribution pump reliability due to omitting off/on cycling (number 1 reason for mechanical things breaking so should be less operating cost in the long run) and will provide constant distribution system pressure.\nNeed to add backup ‘electrical wiring’ between Well 2 and PH (presently only one live wire pair)\nSCFR says county wide survey of fire suppression equipment is coming in 2026\, is planned to be mandatory.\nStucco on Pump House.\nSell Well 3 rotary converter.\nWell soundings\nMotion to adjourn\, approve with 2nd and vote\n\nAdjourn\n…………………………………………\n2025 accomplishments since May-\nJun-      Removed cover over E tank lid due to lack of purpose and nesting vermin\nJul- Sump pump reservoir cleaned and opening screened.\nAug- Applied new weather sealing to East tank-wall junction\nReplumbed and flipped south booster pump for operation/isolation from either tank\nBuilt reusable 2″ west tank well supply line\nNew S80 4 inch East tank supply line installed\nEast tank cleaned due to finding some organics on wall\nSep- (all in Pumphouse\, PH) Breaker panel cleaned\, corrected wiring issues\nRemoved unused water level enclosure and associated wiring\nReplaced failed GFI outlet\n      Plugged corroded output pipe in E tank\, installed new PVC output pipe\, and redid line to W tank\n      Removed corroded manifold in PH\, replaced with S80 4” pipe\, and replumbed pumps to it\n      Removed iron output pipe in PH and replaced with S80 4″ pipe thru south wall to T near gate valve outside PH\nOct-   Bypassed seized fire pump with S80 4” line inside housing\n      Got good flow (Dwight ROM estimated at 40-50 gpm) and flushed out debris\nWell Controller enclosure was cleaned and the unused wiring and components were removed. A rough schematic of the active circuit was generated. I do recommend that the enclosure be replaced before the new Pump Skid goes in.\nRepeater on 65 Overlook’s roof was checked. The battery is still functioning but should be replaced. The antenna mount was broken off (wind) but was repaired.\nWell 3’s enclosure was sanitized and the Pump Monitor is now mounted in the middle of the DIN rail. At the top of page 5 of things-to-do is removing the excess cable/wire.\nShelving stand that Dwight placed in the Pump House was populated with the Co-op items that were on the floor of my garage. The Co-op items I have in a 12-gallon container can stay in my garage closet\, until such time that we have wall shelf/s.

DESCRIPTION:Overlook HOA Annual Meeting\nSunday\, February 16\, 2025\nPlacitas Library \n2:00 p.m.\n\n  \nOur annual Homeowner’s Association meeting is coming up on Sunday\, Feb. 16\, 2025 at 2pm. The Overlook Water Cooperative will hold their meeting directly afterwards. \nPlease see below for the Agenda. \nOverview of past year \n 1.  Accomplishments  \n\nRoadwork to reduce/eliminate erosion runoff on Snow Peak and Red Tail Hawk. Bar ditch and excavation of Red Tail Hawk Rd to allow access to the pumps for Water Board. Bar Ditch on Snow Peak Rd to reduce water run-off to property owners. Clearing dirt off Pajaro Azul and adding small boulders between it and the adjoining road running by cemetery.\nInitiated contact with County to get help for Overlook to reduce rain run-off to property on Snow Peak and Overlook. County sent out utility workers to identify and mark Overlook utility lines – no further action as yet to correct road.\nContinued interaction with Association of Placitas area HOAs including initiation of Water Boards exchange of ideas.\nReminder that homeowners are responsible for run-off water that has a deleterious effect on the roads.\nPassed on information to homeowners obtained at Association of Placitas Area HOAs regarding leading cause of home theft is failure to bring garbage cans in after garbage pick-up with recommendations to make arrangements with neighbors to bring them in if owner will be gone for some time.\n\n 2.  Spending and Current Status of Finances  \n\nCindy Dumas\, Board Treasurer.\n\n 3.  Still to do \n\nCompile member address and phone list.\nWeed control (tumbleweeds and other weed control).\nFire Department (Volunteer Unit or Sandoval County Fire Chief) assessment and advice for fire prevention and control.\n\n    4.  Water Board Report \n\nSteve Work (Acting Chairman)\n\n    5.  Election of Officer for Board \n\nJerry Peterson\n\nWe look forward to seeing you at our annual meeting. \n\n
